Please note we only take payment online.

No booking is confirmed until full payment or a deposit is made. The deposit is also the booking fee and as such is non-refundable.

The full balance of your stay must be paid 14 days before your arrival date. When paying for your booking, you authorise ourselves to charge your card 14 days prior to arrival for any balance outstanding.

When paying for your booking via the website, you authorise us to charge your card on the day of check-in for any balance outstanding.

We reserve the right to change you to an alternative room should the need arise.

Please note if your tent size does not match our description the warden reserves the right to refuse admission and his word is final.

Refunds are only available in situations subject to our T&C pre-14-day window refunds do not include the refund of deposit unless insurance was taken out at the time of booking through a 3rd party insurance company

Rearrangement of the booking is subject to :
a: payment of any new costs that may become due because of a change of date
b: payment of a £15 admin fee
c: bookings can not be moved to peak-season dates such as
peak season, temporary peak season ( day earmarked peak season because of weather )
d: can not be moved to a different season
e: Once the original date is "spend" we can not offer any amendments refunds of any sort"
Cancellations

When you make your booking and we have received either the deposit or full balance, a legally binding contract exists between us that is only cancellable subject to our cancellation terms, and the cancellation terms that we allow through our partner booking agents which will always supersede our own.

Cancellation can be requested at any time before the day of your arrival and a full refund excluding the "booking fee" will be refunded if your request to cancel is received up to 14 days before the check-in date (or original check-in day if your reservation has been rescheduled). A refund can not be issued however if you request a cancellation in the 14-day window pre-check-in date (or original checking date at the time of booking fee being paid).

Do not consider that your booking is cancelled until you have received an email confirmation of the cancellation directly from us. A cancellation does not outright entitle you to financial reimbursement, however, all details regarding your booking will be clearly stated on your cancellation notification. If no details are supplied regarding a reimbursement then no financial reimbursement is available.

We would only cancel your booking if the accommodation was unavailable for reasons out of our control or under your direction.

If for some reason you do need to cancel, it is important that you let us know at the first opportunity. You should take out cancellation insurance to protect you from possible loss.

If you do wish to cancel your booking you will need to email us at info@norfolkcoast-cottage.co.uk at the first opportunity, a minimum of 2 weeks prior to your first night's stay. Any cancellation received after this deadline will not be refundable.

In the event of a cancellation less than 2 weeks prior to your arrival date, you will still remain liable for the full cost of your booking, even if you are unable to take your holiday. Even where you have not paid in full at the time of cancellation, you will still remain liable for the full cost.

If you wish to change the dates of your booking we will charge a £15 administration charge. If we are unable to change the dates of your booking due to no availability you remain liable for the cost of your booking if the request has been during the 2 weeks pre-arrival.

It is not possible to request an amendment to your booking that falls on a date during the peak season.

A booking consists of your reservation and all options added to your booking. It is not possible to remove, cancel or adjust any options added to your booking within 14 days of your arrival and obtain financial reimbursement for said item.

Please note: the deposit is also the booking fee and as such is non-refundable and is classed as the booking fee.
Covid-19

While current Government guidance is that we no longer need to maintain social distancing and mask-wearing, we respect your right to continue to do so. We understand that guidance may change and will update this information accordingly.
Arrivals & Departures

For both the cottages and camping arrival time is from 1600 - 20.00. We do not allow early arrival for our B&B cottages or self-catering cottage due to covid19 cleaning guidelines.
It may be possible for the campsite to book an early arrival or late departure but there is a fee charged for this. Any questions? Please use the contact form on our website and we will do our best to respond within 48hrs.

Departure time is always before 11 AM regardless of where you are staying unless you select the late departure option when booking. This option currently applies open to the campsite, not the Self-Catering or Bed & Breakfast rooms.

If you cause damage while you are staying with us, you authorise us to charge your card to a maximum of £100 amount to recoup these costs
Our Policies

A coupon, when issued will either be for a discount on or monetary value of a booking.

We appreciate that accidents do happen and request that we are notified as soon as possible of any breakage or damage. Where items are damaged in a manner that is not through normal use, or items are stolen, then we will seek to reclaim the cost of replacement for these items. This includes damage to furniture, crockery, glasses, and bedding.

There is a no smoking policy in all buildings. We reserve the right to seek compensation (including consequential loss) for any damage and additional costs of cleaning (such as curtains, blinds, bedding etc) caused by a guest 'smoking' within the property. Consequential costs may be incurred where it is not possible to remove the smell of smoke from the room prior to the arrival of the next guest who subsequently demands compensation from us.
This no-smoking rule does not apply to the campsite, only to the shared facilities buildings ie the shower/toilet block.

The hire of extras such as BBQ's, fire pits, paddle boards & bicycles are subject to availability and require a small fee. Please ask on booking if you require any add-ons to ensure they are available at your time of stay.

We welcome dogs at the venue and if you stay in one of the cottages, chalets, B&B rooms, Glamping Bell Tents, or Shepherd Huts we charge £25.00 per dog per stay.
The charge is £3.00 per dog per night if you stay on the campsite.
We ask that all dogs are kept under control during your stay, on a lead to safeguard children and our free-range chickens.
Please do not use the showers in your accommodation to wash your dog, this will block the drains. This includes the showers in the toilet block.
Please do not use our towels to dry your pets. If you require dog towels please ask and also use the dog shower to remove mud. This is on the right-hand side of the main driveway.
We provide a 'poo bin' for disposal of any waste using only Bio-degradable poo bags. These will be available for you to purchase at the Office should you require any during your stay.

Any unruly behaviour will not be tolerated. In case of difficulty please discuss this with the warden who will deal with this. He is the Designated Premises Supervisor (registered with Fenland District Council) an he has the final word in all cases. Guests who do not comply may be asked to leave and no abusive language or actions will be tolerated against our staff.
We have a 'quiet after' policy, please do not play music after 10.30pm and be aware that loud voices/noises will disturb other guests if they occur after this time.
Coupons

A coupon, when issued will either be for a discount on or for the monetary value of a booking.

Coupons are validfor bookings made only directly through our website.

Coupons have an expiry date and must be used by this date.

Coupons have a window in time that your booking can be taken. This is usually until the end of the expiry date.

Any monetary value remaining to be paid after you have used the coupon must be paid to confirm the booking.

Coupons can be passed to others in the form of a "gift card".

Coupons are valid only for the recipient unless named as a "gift card" on the booking.
