Our Norfolk Coastal Cottages

Down at the quiet end of South Beach Road in Heacham, where the tarmac gives way to salt marsh, you’ll find our two Norfolk Coastal Cottages by the sea — The Old Barn and The Dairy.

They started life as part of Beach Farm, the last working farm before the sea. The old Heacham Staithe used to wind through the marshes in this area of outstanding natural beauty, a tidal channel leading to small boats and fish traps. On a spring tide, you can still trace its silver line in the pools behind the dunes.

From your holiday home garden, you'll look south towards Snettisham and Wild Ken Hill, the rewilded estate where Springwatch now films twice a year. To the west, the sky burns a brilliant orange each evening in one of the few places on the east coast of England where you can watch the sun set over the sea.

    Why I still call this “Hunstanton”

    Technically, we’re in Heacham, but most guests search for Hunstanton cottages — it’s the same coastline, just a quieter stretch. 

    Old Hunstanton came first, up on the cliffs — all carstone cottages and narrow lanes. New Hunstanton (or “Sunny Hunny,” as locals say) grew later in the 1800s under the Le Strange family’s seaside plan.

    A local detail for you: those famous cliffs are striped in carstone, red chalk, and white chalk — the “Honeystone” layers that gave this ridge its name. The same warm brown stone runs through our barns and garden walls.

    Dog Friendly Stays

    Dogs are part of the story here at our dog‑friendly Norfolk coastal cottages. The nearby Heacham South Beach is dog-friendly all year, though from April to August we ask for leads on — the dunes are home to nesting plovers and oystercatchers. And, of course, make sure to always follow the countryside code.

    Heacham is still a proper village — two beaches (north and south), a Tesco Express, a couple of pubs, and the Fox & Hounds, which still feels like a locals’ haunt.

    Walk north for Hunstanton’s promenade, or south for Snettisham and the marsh trails.

    If you’re here without a car, you'll find bus rides that will take you up, down and all around. You can ride north to Hunstanton or south to King’s Lynn, and even get as far out as Cromer. Check out the bus timetables and start planning your adventure here!

    Or, for even more freedom, you can use the local taxi service to go exactly where you want to.

    For walkers, there’s a quiet Heacham circular route — dunes, the church, and the old railway path — and for nature-lovers, Wild Ken Hill and RSPB Snettisham are just a few minutes away.

    You’re perfectly placed for beaches, walks, wildlife and royal estates — so let me walk you through what you can reach with your boots (or bus) on.

    Just minutes away from your Norfolk coastal cottage door, you can head north along Heacham's sandy beaches toward Sunny Hunny (Hunstanton’s beach). It’s a rare spot on this coast that faces west — so evening light spills over the sea, making those skies unforgettable.

    You can start from your holiday home and wander up the beach, past beach huts, toward the striped cliffs of Old Hunstanton — carstone, red chalk, white chalk — and keep going until the tide or your legs say stop. (That walk gets talked about in local circles — some do the return trip in a day, others love to visit the seals up this way.)

    On the land side, you look across marsh towards the picturesque Wild Ken Hill, the rewilding estate that’s remade former farmland into lowland wood pasture, beaver zones, open meadow and wetland. They’re blending nature, farming, and restoration right in our backyard. Visit Rewilding Britain

    Back in the village, we’re Heacham through and through: two beaches (north and south) with stunning sea views, a few welcoming pubs, the Tesco Express, and old paths that locals still take. You can loop around the Heacham circular walk: dunes, marsh edges, the church, the railway embankment. (On clear days you might even spot Boston Stump across The Wash.)     For wildlife lovers and bird watching enthusiasts, RSPB Snettisham is within walking distance — come high tide and you might see flocks of waders lift off in waves. Add Holme Dunes and saltmarsh reserves further east and you’ve got a coast full of hidden havens.

    And if it rains or you need a change of pace, Sandringham Estate and Kings Lynn are day-trip size, with gardens, royal history, boutique markets, and architecture.

    We have free on-site parking outside each cottage.

    How close are you to the beach?

    Our cottages are within walking distance of Heacham South Beach - just a 3-minute walk away! We're also just a short 10-minute drive from Hunstanton Beach

    What about accessibility?

    We have ground-floor accommodation options available—ask for step-free details before booking.

    What’s the best season to visit?

    Spring birds, summer lavender and swims, golden autumn walks, crisp winter sunsets. Heacham's great all year round!

    Do you have Wi-Fi?

    All our cottages have fast and reliable wi-fi — we use Starlink broadband.

    Can I arrive early?

    Yes, this is absolutely fine. If you would like an early arrival prior to the standard check-in you are welcome to select the “Early Arrival Options” when booking!

    If you have already booked and want to request an early arrival, simply log into your Booking Hub via your Booking Email and make alterations to your current booking regarding your early arrival time!

    Can I check-out later?

    If you'd like a later departure you can choose the "Late Departure and Packing Up" or "Late Departure (Parking Only)" option upon booking.

    If you've already booked you can easily amend this by going to your Booking Hub via your Booking Email, picking the booking up and amending your booking to include a late departure.

    Are the cottages dog friendly?

    Yes! All our cottages are dog-friendly! Dogs and owners can enjoy a walk on Heacham Beach, just a 3-minute walk from our Self Catering cottages.

    Do I need to do a full clean on departure?

    All of our cottages are thoroughly cleaned before the next guests arrive, but we ask that you leave the property tidy before you leave.

    Do I need a car to visit?

    Not at all! The Coastliner 36 connects you up and down the coast, and most walks start right from the gate.
